Socastee is one of the Grand Strand’s most livable year-round communities. It grew to 22,213 residents in the 2020 Census, with a median age of 41 — younger than the beach towns — and a mix of families, retirees and commuters. Residents get Blue Ribbon and IB public schools, a 90-acre recreation park, Intracoastal boating from free public landings, a 24/7 emergency room, and Myrtle Beach or Surfside Beach within about 10–12 minutes, at prices below the oceanfront towns.
Socastee’s market is broad. Established subdivisions, townhomes and condos sit alongside gated waterway estates in Cypress River Plantation and new homes at SayeBrook from Toll Brothers, Pulte and Saussy Burbank. The median sale price was near $355K for the three months ending July 2026, roughly flat year-over-year, with homes averaging about 84 days on market — a balanced market where prepared buyers can negotiate and sellers still find steady demand.
Socastee is about 8 miles west of central Myrtle Beach — roughly a 12-minute drive via Hwy 544 or the 707-Connector to Hwy 17 Bypass. Myrtle Beach International Airport is even closer at about 10 minutes, Surfside Beach is 10 minutes south, and Conway is under 20 minutes inland. That central position is why many locals who work anywhere on the Grand Strand choose to live here.
